Because every roof membrane is unique, Detec Systems can be deployed on low-slope roofs in several ways. Whether your roof is Exposed/Conventional, Protected/Inverted, or Green, we work with you to design a system that fits your unique application.

For automated, permanent monitoring in new construction or re-roof projects:

• A custom grid of Detec’s proprietary Moisture Detection Tape (MDT) is installed under the entire roof membrane

• Penetrations are monitored from below the roof deck

• The grid locates defects so that your maintenance staff can quickly repair the membrane failure

• The system continuously monitors the roof membrane for signs of moisture intrusion

• Local weather data is also used in our analysis. Reports are displayed in graph or site plan format so that accurate trending information is made available to the appropriate parties

For manual forensic scanning of existing roofs and quality assurance on new roofs:

• Our IntegriScan™ technology uses electrical conductance testing to pinpoint a membrane breach

• Yearly scanning using IntegriScan is recommended when a permanent system is not in place

Detec's Moisture Detection Tape (MDT) is applied to the the entire perimeter of the building at the base of the exterior wall cavity and under all windows, door sills, spacer joints, and wall penetrations where water could find its way in. As well, small probes are inserted at regular intervals into the wall sheathing to monitor for water absorption. When water comes in contact with our MDT or probes, the resistance of the low-voltage current is altered, informing us of a moisture event.

Most interstitial spaces are only seen infrequently by maintenance crews, and are extremely vulnerable to damage from unseen moisture intrusion. Installing a Detec System can greatly reduce the risk of water damage in these sensitive areas.

Detec has become an important component in the construction of municipal reservoirs. More specifically, a critical component in the installation and maintenance of the waterproof membranes on the reservoir lids. The Seattle Public Utility researched and chose Detec to implement its unique three step program for a higher standard-of-care for membranes.

Step one involved the IntegriScan quality control to verify that the membrane was watertight as it was being installed. Breaches in the membrane were located and quickly repaired by the contractor thereby negating the need for a cumbersome and ineffective flood test.

Step two was the installation of the LeakLocator System directly on top of the membrane and under the overburden. The grid array leak detection sensors are terminated on test fixtures in a weather tight enclosure. This provides quick access and rapid testing for any membrane damage.

Step three will be scheduled monitoring of the membrane for years to come, ensuring that hidden leaks won’t compromise the population’s water supply. If leaks do occur as a result of a seismic or other event, the LeakLocator System will facilitate quick detection and location for immediate repair.
