A: Detec utilizes a system similar to EFVM for just one aspect of leak detection. Like EFVM, our IntegriScan™ Service is used to pinpoint leaks on waterproof membranes. And combined with our LeakLocate™ System, which is pre-installed during construction or renovation, the membrane can be checked for leaks without anyone ever stepping on the membrane. When the LeakLocate System locates the quadrant where a leak has developed, IntegriScan is then used to scan only that quadrant and pinpoint the leak. This means that the absolute minimum amount of membrane surface (or plantings in the case of a green roof) will be disrupted during the leak location and repair, whereas the EFVM system must walk the majority of the roof area to find the leak. *EFVM is a registered trademark of International Leak Detection
A: Point monitoring systems utilize random sampling techniques. It is impossible to detect every moisture event with point sensors, because placement of these sensors is indiscriminate. Detec provides contiguous, linear coverage and constant monitoring therefore offering a complete solution for the problems related to unseen moisture intrusion.
A: The moisture detection tape component of the MDMS is installed within the building envelope in areas that are hidden from view. Moisture probes are inserted through the tape conductors and into the sheathing to detect excessive moisture absorption there. Examples of placement are, along the base of exterior walls, beneath penetrations and within the roof assembly. We work with your design professionals to ensure that all areas of concern are addressed.
A: The moisture performance of the building enclosure is delivered monthly by way of emailed reports, internal flood alerts are reported immediately by email or text messaging. You may access your building reports in real time by logging on the monitoring center on-line. Crucial moisture intrusion trends, correlated with your national weather service are analyzed and overlaid onto architectural drawings of your building. This information can then be reviewed by your maintenance staff so that corrective measures can be implemented, ensuring that small moisture problems don’t become expensive repairs.
A: Detec’s MDMS operates on low voltage, it consumes less energy than a typical 100watt light bulb. There are no batteries to replace, unlike wireless point-monitoring systems. This means that there is no radio frequency interference from our system, and no battery recycling issues.
A: Yes! Besides providing important information on the performance of your building, we also offer a comprehensive marketing program. This includes training for your sales team combined with project-specific sales literature which differentiates your property from others.
A: Detec’s patented LeakLocator Grid™ can be installed under most Green Roof systems to permanently monitor the performance of the waterproofing membrane. By being able to pinpoint leaks early, corrective action can be taken immediately, preventing costly water damage.
A: Both are effective tools, however Infrared Thermography is typically used to confirm that there is hidden moisture accumulation below the surface of the roof. Detec’s technology differs in that it will not only pinpoint where the leak began, but will also determine the size of the breach.
A: Yes! Detec’s scanning technology can safely and accurately pinpoint leaks without the threat of water damage – a concern which is frequently associated with flood testing. Breaches are found immediately, so repairs can be done on the spot, with little or no down time.
