Frequently Asked QuestionsIs the DETEC technology a new technology? No. The technology has been used in the telecommunications industry for over twenty years. The adaptation to the building industry is unique. How is Detec different from a point-monitoring system?Detec provides contiguous linear coverage and constant monitoring in areas prone to leaking, immediately identifying a water intrusion. Point-monitoring systems are periodic and check only certain designated points, so by their very nature can miss the path of a leak entirely. Can you install the DETEC System in existing buildings?Yes, if the buildings are under renovation or major repair and the walls are opened. What types of construction can be monitored?Wood frame, light gauge steel, heavy steel and concrete, or any other type of construction in which undetected water intrusion would cause problems. What types of buildings should be monitored?Any building that people occupy or frequent in which air quality is important. High priority buildings are multi-family dwellings, schools, hospitals and government buildings. How many zones can be monitored by your system? The DETEC 6000 Integrated Structural Monitoring System is capable of monitoring 6336 zones. A typical 3-bedroom condominium may require up to 30 zones. What happens if a nail or staple goes through the moisture detection tape? The moisture detection tape is designed so that the available commercial nails and staples cannot break the copper strip in half or bridge the gap between the two copper strips. What types of leaks are monitored?Water intrusion from the weather through the building envelope, as well as internal leaks caused by failures in appliances and plumbing fixtures. Who does the monitoring?DETEC Systems trained personnel. What is a certified engineering report?A certified engineering report is a document certifying that your dwelling or building has been monitored. The history report showing dates and locations of leak alarms may be compared to your maintenance records to provide quality assurance to your buyer, tenant or administrator. Will I be awakened in the middle of the night by an alarm? No. The monitoring is reported to a remote location where trained technicians respond to whomever the system owner has requested. This is done by phone, email, fax, pager, certified letter or a combination of the above. As an example, a water intrusion into a wall cavity in the middle of the night would be reported the next morning. A flood alarm such as a burst water pipe would be reported at the moment of alarm any time of day. Is the system visible to the occupant? No. The components and connecting wires are hidden within the walls, ceilings and underneath floor coverings. Are there any radio frequencies that could interfere with my wireless communications? No, There are no radio frequencies involved. The system is connected with safe, low voltage wiring. Is there a leasing program available?Yes. DETEC will provide this option to the general contractor. Will the installation of the DETEC System positively affect the marketability of my home?It is widely anticipated that monitored structures will yield higher resale values. Will my insurance rates be lower if I have a DETEC system installed? It is anticipated that a discount will be offered to structures that are monitored. How much does it cost? The cost varies depending on the size of the structure involved. Please contact Detec Systems and request a cost estimate.
