If you find a leak with flood testing, you are seeing the leak from the substrate side, not the waterproofing side, so you still have to locate the source of the leak. The purpose of this memo is to encourage a proactive approach to controlling water damage to building components and contents. Water that can collect in a building envelope as a result of infiltration or exfiltration and condensation and is detected quickly will cause minimal to no damage. The DETEC system can provide immediate detection and warning to owners, operators or residents.

I have inspected hundreds of water damaged buildings over the course of my career as a building science and forensic consultant. As much as we like to think that we have solved the problems of leaky buildings, my experience tells me otherwise. Almost all of the damage to buildings and materials is caused by leaks and moisture accumulation - in some cases mold growth has occurred within weeks of water intrusion. Over longer periods of time the water can cause corrosion of steel sections, rot structural wood members, and stain or damage finishes.

Hidden moisture in walls and roofs has caused more failed structures than any other destructive force. Getting an early warning and having the ability to know that these unseen areas were getting wet and staying wet would have saved my clients millions of dollars in repairs. In addition, knowing that many of these buildings hid significant mold colonies could have eliminated medical bills and reduced costly abatement programs and insurance claims.
DETEC's technology and service offers a leap into the future of smart buildings. The ability to reveal the wetting and drying trends of the building enclosure is invaluable tool and a huge step toward maintaining a healthy building. We opened our new building on January 1st, 2006. With support from B.C. Housing we were able to install the Detec water penetration monitoring system. We consider ourselves very fortunate to be able to manage a building with such an efficient system. I can only imagine the cost savings that will be incurred during the life of this building as a direct result of this system.

We are currently operating nine buildings in the Greater Victoria area. Given that we are used to managing our buildings in one of the wettest cities in Canada we are well aware of the damage that can result from even small amounts of water or moisture entering our buildings. At the moment we are in the process of addressing a very expensive envelope failure in one of the first buildings that we built many years ago in partnership with B.C. Housing. The remedial work will be quite expensive so again we can only imagine how much time and money we could have saved with a system such as the Detec System we now have installed at our Hillside Terrace site.

During our first year of operation at Hillside Terrace we have been kept up to date on a regular basis. As a result of the information we have received via the Detec system, we have been able to identify and address any potential envelope moisture issues before they become costly structural problems.
